We chose Suntrust Bank as our lender for our first home buy. When it came time to do the appraisal, they told us everything checked out, no discrepancies, and we trusted them, since we had no reason not to.
4 years later, while trying to sell the house because we're relocating to a different state, we find out that our house is 400 sq. ft. than what the listing showed! Suntrust knew, but since the house still appraised for the amount we were buying it for, they decided not to make a note on that.
We have definitely learned our lesson, and we will make sure every single piece of information is accurate with our next house purchase, but we still feel cheated by Suntrust, knowing we were not aware that the listings weren't always accurate, and that the past property tax in this house, actually showed how someone magically added square footage to the house without any actual home improvements.
They will tell you whatever you want to hear, as long as they get money out of you...
